The Land Use & Development Department is responsible for two inter-related functions of the City: the Planning and Development function, and the Building Code permitting and enforcement function. The Department is also responsible for working with appointed boards, including the Planning Commission, Planning Committee, Zoning Board of Appeals, Economic Development Commission, and other special committees and sub-committees.

Message from the Director

It is the mission of the Land Use and Development Department to ensure Fairview Heights is a well-planned, livable, and stable community. We carry out this mission through regulations and policy documents — specifically, the City’s Comprehensive Plan, zoning code, building and property maintenance codes and animal control ordinances.

The Department’s primary functions are divided into three areas : Planning and Zoning; Building Permits and Inspections; and Property Maintenance/Code Enforcement. Together staff from these interrelated functions work with City Departments, jurisdictions, and stakeholders to make Fairview Heights an attractive short and long term destination. The Department also provides guidance and technical assistance to appointed boards, including the Planning Commission, Zoning Board of Appeals, and other special committees.

Building Permits and Inspections

The Building Permits and Inspections Department handles the issuance of all building permits and occupancy permits for residential and commercial properties, as well as signage permits. The Department handles all required inspections for property maintenance, building, electrical, plumbing, and occupancy permits.
Building permits shall be obtained prior to making improvements or alterations to a property. If you have any questions if your project will require a permit, please contact us.

What is MyGov?

The MyGov Collaborator Portal allows you to participate directly with the Land Use Department and is equipped with a Dashboard that automatically updates in real-time, allowing you to stay up-to-date on information related to code enforcement cases, permits, and other projects. You can read how to sign up, manage your account, and receive updates here.

How To Become A Collaborator
  1. Open a web browser and navigate to https://public.mygov.us/fairviewheights_il
  2. Click the “Create Account” link, found in the top right corner of the page
  3. Enter your name and email, create a password. Agree to the terms and click “Validate Email”
  4. A one-time code will be sent to the email address that was used to register. Click “Validate Email Address” in the body of the email that was received
  5. Fill out the additional details requested and submit the form
  6. Click the “Get Started” button
  7. Next, click “Make New Request” in the upper left corner
  8. Select the Building Department, then search for whichever permit or inspection you are seeking
  9. Complete the required fields, sign, and then click “Request Project”
  10. Your request will be submitted to the Land Use Department for review

Please keep an eye out for email communications from no-reply@web.mygov.us. Payment information and application updates will be sent via this email address. If you do not receive an email notification after applying for a permit, check your SPAM/junk folder.
